The massive 919,765sq ft warehouse, known as S920, is now ready for occupation at the Panattoni Park development in Swindon.
A major milestone has been reached at the site of the former Honda manufacturing plant in Swindon, with the completion of what is now the largest warehouse unit of its kind in the UK. The structure, designated as S920, offers 919,765sq ft of space and is ready to be let to a new tenant.
Located at Panattoni Park, the new facility represents a significant step in the wider redevelopment of the 360-acre site. The project is part of a £900 million investment programme that aims to revitalise the area following the closure of the Honda factory in summer 2021. Projections suggest the full development could create up to 7,000 jobs and contribute over £1.2 billion to the economy over the next decade.
The scale of the S920 unit is notable for its vast internal area, which developers claim is comparable to the size of the Emirates Stadium, or larger than Wembley Arena and a standard IKEA store combined. It surpasses the previous UK record-holder, an 885,000sq ft facility in Avonmouth, also developed by Panattoni.
North Swindon MP Will Stone attended a launch event for the site earlier this month, noting the considerable interest from potential occupiers regarding the new space.
The business park has already secured a significant occupant, as the Ministry of Defence has converted a nearby 545,000sq ft unit into a large-scale indoor drone testing facility. Looking ahead, the park is set to grow further. A 1.2 million sq ft space, which would serve as the centrepiece of the site, remains available for potential tenants on a pre-let basis. This future building would cover 52 acres and is currently the largest single unit with detailed planning permission and a rapid delivery opportunity available in the UK.
Construction work remains ongoing at the park, with a 43-week programme involving additional logistics units of varying sizes ranging from approximately 158,000sq ft to over 521,000sq ft. Once fully finished, the entire site is expected to total 7.2 million square feet of industrial space.
