An 8.3-acre site in Berryfield has been put on the market, following a controversial planning decision by Wiltshire Council to approve outline plans for 58 new homes.

A site on the edge of Melksham has been listed for sale, marking a new phase in a contentious housing proposal. The 8.3-acre plot, located off Berryfield Lane, has been placed on the market by Martin Grant Land Ltd following a decision by Wiltshire Council earlier this year.

In September, the council’s Western Area Planning Committee granted outline planning permission for up to 58 homes at the site. The approval was given despite significant objections raised by local residents and concerns from councillors regarding the scale of the proposed development.

The land, currently consisting of two agricultural fields, is bordered by existing residential areas to the south and east, with open farmland to the north. Under the current plans, the development would feature a mix of one, two, three and four-bedroom homes. This includes an allocation of 17 affordable properties, comprising 10 for affordable rent and seven for shared ownership.

The planning scheme also proposes two separate vehicle access points leading onto Berryfield Lane. Additionally, the developers have agreed to safeguard a portion of the eastern site to facilitate a future link for the Wilts and Berks Canal.

The project, which was reduced from an initial proposal of 68 homes following consultation with the canal trust and drainage specialists, remains in the early stages of the legal process. The application is still subject to a Section 106 agreement, and the formal planning decision notice has not yet been issued by the local authority.

No specific asking price has been disclosed in the current sales particulars. As the site moves onto the market, local interest remains focused on how the development will integrate with the existing community infrastructure in Berryfield.
